         2016 - 2024

Since 2016, I have embarked on a journey in real estate development, starting with the purchase of Hawk Golf Club in Orillia, Ontario. Spanning 420 acres, we secured approval for90 acres of mixed-use development. In 2018, I expanded my portfolio by acquiring another project on Menoke Beach Rd, which includes Phase 1 92 approved single-family lots and Phase 2, a raw land project with approval for 138 freehold units. Our first Persian cottage community was a remarkable success, selling out in just two days, and we completed the project with the support of a new joint venture partner who joined us on all ourillia projects. 

Hawk Ridge Golf Club.     2016

It was acquired in 2016 as our first major development site, marking the start of our development journey.
The 440-acre property includes a fully operating 45-hole golf business, with 90 developable acres approved for 750 freehold homes.

Paradise By Lake 2018

Paradise by the Lake is a private Persian cottage community, created for families who value nature, privacy, and togetherness.
Closed in 2018, the project sold 92 homes in just two days, reflecting the strength of the vision and the demand for a true lakefront Persian community. Nestled by the water, it blends peaceful cottage living with a close-knit Persian atmosphere—where culture, family gatherings, and timeless memories come together.

6200 Yonge st 

It is a prime transit-oriented development site acquired in 2018 along one of Toronto’s key corridors.
The project is approved for 271,000 sq.ft. with a total of 359 residential units.
It reflects disciplined core-city investment, strong planning execution, and long-term urban demand.

The Cedar Bay Gravenhurst 2021
 

Cedar Bay is a master-planned lakeside community focused on privacy, nature, and long-term lifestyle living.
The project is approved for 107 units across two phases, offering a rare balance of scale and waterfront character.
Bosseini’s team successfully sold close to 100 units, demonstrating strong real demand and execution strength.
To ensure delivery and scale, we brought LIV Communities as our strategic development partner.
Cedar Bay represents disciplined planning, proven sales, and a clear vision for lasting waterfront communities.

Serenity Bay
 

Serenity Bay is a 90-acre lakeside community, with 45 acres developed for 182 freehold homes, of which 125 have been sold.
The remaining 45 acres are preserved as green space, including a private 1-acre lake and residents-only beach.
Developed in partnership with LIV Communities, the project reflects strong demand and disciplined planning.

Menoke Phase 2
 

It is a 16-acre approved residential community comprising 138 freehold homes.
Ideally located within walking distance to Lake Couchiching, it sits beside Paradise by the Lake and Menoke Phase 3, creating a cohesive lakeside enclave.
The project reflects thoughtful planning, strong location fundamentals, and continuity within a proven cottage-community vision.
